Cotswold Mews Ltd in Battersea Square, London is to be redeveloped from commercial office space into residential apartments. Lustre Consulting was appointed to carry out a Phase 1 Desk Study and Flood Risk Assessment to support the planning application. The aim of the Phase 1 Desk Study was to identify any potential sources of contamination at the site and environmental liabilities associated with the proposed development. The Phase 1 comprised a review of historical maps, regulatory data, geology maps and a site walkover.

Despite now comprising office space, the historical maps and site walkover provided an indication of the site’s industrial past including a 1900’s laundry and 1960’s plastic factory. The remaining large chimney and markings of the previous buildings provided further evidence of these past activities. 

The findings were detailed in a Phase 1 Desk Study report and assessed to determine the level of risk posed to future occupiers, construction workers and surrounding environs. It was considered that the majority of risks were mitigated as a result of the proposed layout and as such a Phase 2 Site Investigation was not required. Lustre Consulting however, prepared detailed recommendations within the Phase 1 Desk Study to ensure that potential unforeseen contamination was also addressed as the development progresses.
